ADDITIONS AND AMENDMENTS

The following is a list of recent additions and amendments to the PMX software.

Text Output for Printing Property Detail Sheets
The system will now output the information on the property Details Sheets in a text file. This 
feature is to enable fast transfer of print data between offices and may be used for uploading
data to web sites. The options is accessed from the Available Property Edit Screen in the Letting
Module and is in place of the Detail Sheet with the Photograph

Housing Benefit Details on "Rents Overdue" List
The Rents Overdue list will now list separately rent due from Housing Benefit and rent amounts
due from the tenant. This feature applies only to tenancies where the rent Payment Method is
set to " Housing Benefit" and is included when the report is output to the printer.

Property Detail Sheets with Photographs  
You may now produce printed property detail sheets which include photographs. There are two 
formats: a "Detail Sheet" and a "window Sheet". The Window Sheet has a full width photographs
with brief details and is intended for display in a shop window. The Detail Sheet has a photograph
approximately 8.0 cms by 6.0 cms with full details and is intended to be given to applicants.
The photographs can be produced either by digital camera or by scanning ordinary photographs.

Management Summary  
When the Management Summary is printed in "wide" format the right hand columns have been 
made wider to accommodate the Account Periods and Property Addresses.

Housing Benefit
The following features apply only to tenancies where rent paid by Housing Benefit. For these 
features to be used on the Tenancy screen the payment Method must be set to 
"Housing Benefit"and an amount must be entered in the "Hous'g Benefit" field.

Tenant Rent Statement  
The cheque number entered during Day Book entry now appears against each rent receipt item.

Windows Printers  
Routines have been added  to allow printing direct to Windows printers. These routines use the
Windows printer drivers instead of PMX drivers. They con be used to direct print output to any
printer which is set up in the Windows Printers window.

Contractor Remittance Accounts  
This option is only available for users who have the contractors option from the Advance 
Accounts module activated The system will now create an Account or Remittance Advice
for a Contractor detailing the amounts being remitted to them. Bank account details can be 
set up for each Contractor and any amounts to be remitted can then also be included with 
the Landlord payments.    

Fields for PropertyFinder Web site
Further fields are now included in the output for the Propertyfinder Web Site.

Cash Book Selected Report by Property Group
This option is only available for users who have the Property Group option activated.
When outputting the cash Book Selected Report you may now select to include only properties
from one or more Property Groups. After you have selected the account codes to be included 
and the date range for the report the system will allow you enter the group or groups required.

List of Fees by Date Range
You may now output a List of Fees between a specified date range.
In the past you have been able to print a List of Fees for any specified month, but now you 
may enter a Start Date and an End Date for the report.

Mobile Phone Numbers and email Addresses on Property Detail Sheets
All relevant mobile numbers and email address are included on the Property Detail Sheet.

Balance Column on Contractor Statements
This option is only available for users who have the Contractor option from the Advanced 
Accounts module. The Balance column on the Contractor Statements has been widened 
by 1 digit.

Back up Destination  
You may now specify a destination for PMX Back up other than the floppy disk drive.

Invoices / Credit Notes for Tenants
These options are only available for users who have the Tenant Invoicing option from the 
Advanced Accounts module. The title on a credit note for a tenant now reads "CREDIT NOTE"
instead of "INVOICE". When selecting a property for an Invoice or Credit Note the property 
list may now be viewed in order of Sort Field.

Header on Bank "Giro" List
This option is only available for users who have the Landlord Payments option from the 
Advanced Accounts module. When printing a Bank "Giro" or Autopay List you now have
the option to include a two line header on the list. This feature enables you to personalise 
the list for your own bank.

Length of Name of Landlord's Bank Account  
The length available for the Landlord's Bank Account Name has been increased to 50 characters.
The field still appears as 30 characters wide on the Bank Details screen, but you are now able 
to type up to 50 characters in the field.

Mobile Phone Numbers and email Addresses
Mobile phone numbers and email addresses where relevant are now included on all the following screens:                   
                Landlords
                Applicants (Letting)
                Applicant Referees
                Tenants
                Tenant Companies
                Contractors

Key Tags and Inventory Requirements
These two options used to be available to all users but needed to be activated by AXIA
Both options are now automatically activated on all systems.

Key Tags
Key Tag numbers for each property can be entered on the Property Screen on the Letting and 
on the Management Menus. Lists of key tags can be produced from the Management Menu 
under Output, Report.

Inventories
On the Management Menu under Review you may mark a property for an Inventory. 
The following options are available. Required Done None
A List of properties which require an inventory may be produced from the Management Menu 
under Output, Report.

Commercial Properties
This option is available for users who have the Commercial option activated. This option is freely
available and any subscriber who requires it should contact software support. When the option is
activated the following features will apply:
The following Property Kinds will be classified as Commercial:
Agricultural
Businesses
Commercial
Development Land  

You should set up a Property type for each type of Commercial Property or Planning use for 
which you wish to cater. Each type should then be assigned the relevant kind. Under the 
Letting Menu applicants must be classified as Residential or Commercial. The Kind will be 
selected from a field at the top of the Applicant Details screen.

Regular Charges on Tenant Invoices
This option is only available for users who have the Tenant Invoicing option from the Advanced 
Accounts module. You may now enter charge items against a tenancy which will be automatically 
included on future invoices. Each item may be set up as a "Charge" or a "Fee" and may be included
on Initial and/or Regular Invoices.

Additional Property Kinds against Property Types
When Property Types are set up under the Tools, Codes Menu, each property type must be 
assigned a Property "Kind".  
The Property Kinds now available are:
Flat
House
Agricultural
Businesses
Commercial
Development Land

Property Kinds and Property Types
In April of this year we introduced a Property "Kind", eg Flat or House, which must be applied to 
each Property "Type" defined under the Tools, Codes Menu. This development was to enable us 
to link the available property data to proprietary web sites which require a precise type for each 
property. We have now added a further sub division, eg Terraced, Detached, to each property kind. 
Again this is to allow detailed searches to be carried out on the web sites.

Property Balances in Holding Accounts
This option is only available for users who have the Holding Accounts option from the Advanced
Accounts module.
When outputting lists of property balances you may now print the balances that each property has 
in a holding account.

Cash book Groups on Deposit and Withdrawal Reports  
When printing Cash Book Deposit and Withdrawal Reports if cash book groups have been used the 
system now prints the name of each group after the last item in that group.


Previously the total of each group appeared on the same line as the last item in the group. The total
 is now printed on a separate line with the group name against it.

Rents due on Quarter Days  
When selecting Rent Periods or Landlord Account Periods in PMX you have always been able to 
select any number of Days, Weeks, Months or Years. You may now also select the Periods to be any 
number of Quarters. When "Quarters" is selected the Periods will fall on the Accounting Quarter Days,
 i.e 25 March, 24 June, 29 September and 25 December.

Paging Up and Down in Lists on Screen  
When using PgUp or PgDn while viewing lists on the screen in PMX the system used to jump in the
 list by more than one screenful and thus some items may be missed. This anomaly has now been cured.

Contractor Lists on Screen
This option is only available for users who have the Contractor option from the Advanced Accounts
 module. When you view the Contractor list under Management, Cash Book, Contractors the system 
will now return automatically to the last contractor viewed under that option.
This feature also applies when Contractors are selected in the Day Book. When the list is dropped 
down either by using the mouse or by pressing <Return> with the box empty, the highlight will be 
positioned at the last contractor selected.

Invoices for Concurrent Tenancies
This option is only available for users who have the Tenant Invoicing option from the Advanced
Accounts module.
When generating Outstanding Tenant Invoices the system will now generate invoices for all 
tenancies on a property and not just the latest tenancy.
Each tenancy for which an invoice is required should be set up either for an Initial Invoice or for 
Regular Invoices and should have its own Rent Periods set up. All relevant tenancies will then be
included when any Outstanding Invoices are generated.

Output Landlord Accounts to a File for email
When outputting Selected Landlord Accounts you now have the option to send the output to a 
file instead of sending it to the printer. This feature allows you to insert the resulting file into an 
email or into a Word document. This feature is available for both Standard and Consolidated
Accounts. Please note that this feature is available for Selected Accounts not for Outstanding
Accounts. Thus the landlord accounts must be generated and printed as normal, after which you
may select which accounts are to be output to file.

Tenant Invoices
This option is only available for users who have the Tenant Invoicing option from the Advanced 
Accounts module.
When creating individual Tenant Invoices you may now select to where the invoice is to be addressed. 
A Tenant Invoice will also now include all tenant names when more than one tenant has been entered 
on a particular tenancy.  
The options for address are:
Property Address invoice to the tenants at the property address
Company Address invoice to the company attached to the first tenant on the tenancy
Tenant  Address invoice to the tenants at the address attached to the first tenant on the tenancy

Tenancies where "Furnished" is not Applicable  
When a tenancy concerns a non-residential property, such as a garage, there is now an option to 
assign the entry "N/A" against the Furnished field on the tenancy screen.
If "N/A" has been assigned to the Furnished field then on landlord accounts and on other reports 
the system will not refer to furnished or unfurnished lettings.

Bank Details on Consolidated Accounts  
This option is only available for users who have the Consolidated Accounting option from the 
Advanced Accounts module.
When a landlord is paid by "Cheque to Bank" or by "Giro/BACS/Autopay" the system will now 
print the bank details at the bottom of Landlord Consolidated Accounts.

Assigning Day Book entries to Tenant Invoices  
This option is only available for users who have the Tenant Invoicing option from the Advanced 
Accounts module. The following day book entries can now be assigned to a tenant invoice during 
Day Book Entry sessions:
 FD Fees from Deposit
 DL Deposit to Landlord
